Although target repairs can be a cheaper option to completely recladding your leaky home, there are official procedures that must take place to protect yourself financially in the future. Your builder should also insist on these procedures for his own protection against future liabilities.
Some people are unaware that as of March 2008 any building works carried out to repair water ingress (leaky building) problems require a building consent.
If target repairs are carried out on your home without a scope of works from a Building Consultant, without a Building Consent and a Code of Compliance from your local City Council, you could incur future liabilities if and when you sell the property.
If your house is under 10 years old and you carry out target repairs without using the official procedures, you are then exposed to even greater liability!
