Help needed grading records & books.

I am selling a collection of records & books & I admit I am finding it confusing reading the explanations of the associated grading systems. I get the impression there is no definative way of going about it & some of the systems vary quite considerably.
I want to be able to grade my collection accurately so as to avoid buyer disappointment. I would rather err on the side of caution.
So I am looking for help from someone who may already sell books & records or a hobbiest who has been using a system for some time.
